Incline Village prices softened in 2026 even as homes sold faster. Redfin data puts the median sale price near $1.28 million for the three months ending August 2026. That's down 12.4% year over year. Homes sold in a median of 62 days, 16 days quicker than a year earlier.

Incline Village or Crystal Bay?
Many buyers search both at once, and for good reason. Crystal Bay sits just west of Incline along Highway 28, right at the California line. Both fall within Washoe County, and both are served by the Incline Village General Improvement District (IVGID). Crystal Bay carries its own 89402 zip code, though, so a search for "Incline Village" alone can miss it. When you interview agents, ask if their sales history covers both communities.

Start by asking for Incline-specific closings from the last two years, not a Lake Tahoe-wide total. Check where production figures come from: MLS data, the agent's own site, or a third-party ranking like RealTrends. Ask how they'd price your home in a market where values dipped but days on market dropped. For lakefront homes or vacant lots, ask how they handle TRPA land coverage and BMP certificates, since BMP status must be disclosed at sale. If you're moving from California, ask if the agent holds a license on both sides of the line.
